Located in South Laguna, Three Arch Bay is a very special Laguna Beach neighborhood. I lived there for 17 years and loved every minute. Being a gate guarded community, it has a private beach and it’s own small bay.
You will only see crowds of people on the 4th of July, Memorial Day, and Labor Day when the community hosts games and contests on the beach. Many residents take walks on the beach early in the morning or during dusk to catch the sunset. Neighbors are friendly and welcoming if you are a newcomer. Many homes have been owned for generations and kept within families as everyone appreciates the benefit of living in “Three Arch.”
There is an upper and lower side to this community. Upper is on the inland side of PCH and lower is on the ocean side of PCH. Quite often you will see a resident from upper, walk across the PCH crosswalk with beach chair in hand heading to the beach or driving a golf cart. Those living in upper can have lovely ocean view homes as they sit on the hill.
Prices are more reasonable on the inland side of PCH, with sales this year beginning around $1.25 million for a fixer with an ocean view. On the lower side, there is a shorter distance to the beach but the views may not be as dramatic unless you are on the oceanfront or across the street from the oceanfronts on La Senda Drive. Prices in lower generally begin around $1.4 million for a non ocean view home.
Currently there are 30 Three Arch Bay homes on the market for sale ranging in price from $1.45 million to $23 million. The most popular price range today are those priced under $2 million with ocean views.
