The city of Laguna Niguel is located in Orange County, California halfway between San Diego and Los Angeles, and is bordered by the neighboring cities of Laguna Beach, Dana Point, and San Juan Capistrano. Beginning on October 1, 2011, the maximum conforming home loan amount will drop from the current $729,750 to $625,500. Currently, loans are considered jumbo loans if they are greater than $729,750. In the future, loans greater than the $625,500 will be considered jumbo loans with higher interest rates.

What this means for you

If you are a seller of a home priced at greater than $850,000, for example, the number of qualified buyers able to purchase your home will dwindle after September 30, as their purchasing power will be less. The number one question people ask me as a real estate broker is, “How’s the market?” Well, to be honest, it truly varies depending on many factors such as the city, the number of homes on the market, and the price just to name a few. Let me give you the real deal, in numbers. Right now in Laguna Beach, the market is picking up in the $700,000-$1,000,000 range. In fact, the number of homes on the market in this bracket is down to only a 5 month supply inventory. Compare this to the homes priced at $1,000,000-$1,499,000. The inventory in this bracket dramatically increase to an 18 month supply inventory. In the $3,000,000-$3,999,000, the month supply is even higher at 84 month supply inventory.

Since the demand for homes under $1,000,000 is increasing the supply is dwindling. As a result, the market is picking up in this bracket. This foreshadows the future of the Laguna Beach real estate market. If the lower price range homes start picking up in activity, the rest of the real estate market follows suite.

So, the real deal with the Laguna Beach real estate market is increasing. But don’t just take my word for it, look at the numbers.
