Just a few days ago the green construction fencing came down and the much anticipated views on the bluff top appeared.  Near Selva Road and Pacific Coast Highway, is the new Strand Vista Park.  For years there has been just the public parking lot for the Strands beach where surfers would catch the waves.

Recently, development has occurred creating the private custom homes for the Headlands.  Above these Dana Point luxury homes is the Strand Vista Park and pedestrian trails with beautiful views of the Pacific Ocean.  For those unable to walk along the bluff or down to the beach using the stairs, a funicular tram has been installed making it fun and accessible to go to the sand.

The park and walking trails are just south of Niguel Shores, a gated community where one can find a single level Dana Point home priced in the $800,000’s or a larger ocean view home priced in the $1 million price range.  A private beach parking lot is just one of the amenities that Niguel Shores has to offer, along with a community club house, swimming pool, and tennis courts.

It’s true.  I believe we have nearly hit bottom in the affordable parts of the communities of Laguna Niguel ocean view homes and Dana Point ocean view homes.  Those homes that sit near the coast and are priced under $650,000. are in high demand.  Especially if one wants to avoid a short sale or bank owned, it is almost impossible.  Dana Point homes, in the zip code of 92629, more in the Monarch Beach homes area, ranked #2 on OC Register’s list this past Sunday.  This is due to the low foreclosure numbers, level of sales activity, and price stability.  If you are an investor or entry level home buyer and want to know when to take the leap, now is the time.  Now as these ocean view and ocean close homes get sold the next higher price range gets affected positively and on up the chain to the higher price ranges.  What are your thoughts?  Let me know.  I look forward to your comments.

Today was a sunny beautiful beach day in Laguna Beach and Dana Point.  I was touring a client to find a good investment fixer.  He wants a great ocean view project with upside potential.  We were looking in the Dana Point ocean view and Dana Point oceanfront communities of Monarch Bay, Monarch Bay Terrace, and Niguel Shores.  If you are an owner in one of these communities, please let me know.  The view must be excellent and no road noise from PCH or Crown Valley Parkway.  Three Arch Bay is another favorite of his as it has Laguna Beach ocean view homes.
