First impressions can mean the difference between selling your Southern California home fast and profitably, versus having your home on the market for months on end and having to considerably lower your listing price in order to finally make the sell.

Since the first thing potential Orange County buyers will see is the outside of your home, the “curb appeal” will often be the first factor that will persuade someone to step inside and view the rest of the home.  To make the outside of your home feel welcoming and inviting, make sure to trim bushes, trees, and shrubbery, especially those around doors and windows.  This will create a clean and open feel, and allow the maximum amount of light to pour into your home.  Planting new flowers, and keeping the lawn mowed and watered, will also create a very fresh, green, and plush look.

Making sure potential buyers are just as thrilled with the interior of your home is essential.  Tips to achieving a “model home” like atmosphere are easy and very inexpensive (try free).  You’ll want to start with cleaning and decluttering.  Make sure you wash the windows, screens, floors etc.  You want your kitchen and bathrooms to sparkle!  Along  with cleaning, decluttering (including closets and cabinets) is an essential step to achieving that “model home” look.  If you have more clutter than your closets can neatly accommodate, you may want to rent a storage space or take the opportunity to hold a garage sale to get rid of things you don’t need.  Decluttering and depersonalizing your home creates an open, clean feel that allows potential Orange County buyers the freedom to visualize themselves and their items in this space.

Play up your home’s best features.  A golf course view balcony, in Dana Point, can be showcased by furnishing it with a cute brunch table with chairs and adding a tea set and accessories for a delightful scene, and for Laguna homes, be sure to open blinds, and use pull backs for curtains, to show off your ocean, beach, and park views.  You can also create a lovely atmosphere with fresh flowers in vases, candles, potpouri, and soft music.

You may want to set aside a few dollars to buy touch up paint, or new knobs for cabinets throughout your home.   Add style and pizazz with mirrors, a lamp for more light, and dramatic accessories (make sure not to overdecorate), and if you need help with furnishings, visit a furniture rental store to find inexpensive solutions.  These things will not make a huge dent in your wallet and can make a world of difference, allowing potential buyers to visualize making this house their “home”, and the goal is to help them by creating an inviting, enticing, and alluring atmosphere.  Potential buyers will leave with a positive impression and feelings of comfort that they will use when comparing your home to others.
